Airbnb Service Fee Increase

Important: Airbnb Service Fee Changes Effective October 27, 2025

In August 2025, Airbnb announced that it will be moving to a new single service fee model for hosts using property management software, including Rezfusion Boost.

What’s Changing

  • Before October 27: Airbnb charges ~3% to hosts and an additional separate fee to guests.

  • After October 27: Airbnb will charge hosts a single 15.5% fee. Guests will no longer be charged a separate service fee.

This change is designed to make pricing more transparent and competitive, since guests will now see exactly the price you set.

Why This Matters to You

For Boost users, this means the total commission you need to account for will increase.

To continue earning the same payouts, you will need to increase your Price Adjustment in Boost (or in your PMS if you have it set there).

For example:

  • If your Price Adjustment in Boost today is 5.27% (covering 3% for Airbnb + 2% for Boost),

  • After October 27, you should increase your markup to about 21.21% to cover the updated 15.5% host commission on Airbnb.

Important Reminder:
When setting your Price Adjustment in Boost, increase it by slightly more than the commission you’re accounting for. This is because Airbnb calculates their commission on the rent + fees including your markup, not just the base rent.

What You Should Do before October 27, 2025

  1. Update your Airbnb Price Adjustment in Boost to reflect the 15.5% host fee increase.

    • This can be set at the channel level or the listing level, depending on your configuration.

  2. Run the Import/Sync action on all of your listings in the Airbnb channel in Boost:

    • Select all Airbnb properties and run an import/sync to push changes.
