This is the unique ID for your Marriott account. Provided by Marriott during onboarding. Required to be able to push any properties and integrate.

Property Notes

Internal notes for the property stored on the Marriott side. While this may impact meta data for search rankings on the web for the property, the data entered here is not explicitly shown to guests. Optional.

Area Unit of Measurement

The unit of measurement for the property. Either square footage or square meters. Not required. Auto mapped from PMS on the listing level for Streamline and VRM users

Single Unit or Multi Unit

Will be removed from the user interface. At this time only ‘Key’ is supported.

Homes & Villas by Marriott Bonvoy Amenities

Amenities that should apply to EVERY property in your account. Any amenity selected here will be enabled for all properties.

Price Adjustment %

Allows you to enter a price adjustment to rent on all listings.

Dated Price Factors

Allows you to enter a percent price adjustment for specific start and end dates for all listings.

Dated Rate Adjustments

Allows you to enter an amount a per stay, per night or per week flat amount to be applied for a start and end date for all listings.

Listing discounts → Is stackable discount

If set to yes, all applicable discounts will be applied. If set to no, then for all applicable discounts, only the one with the lowest number set for priority will be applied. Applies to all discounts created. Defaults to false. Recommended to explicitly set to No unless the user really wants to stack discounts.

Listing discounts → Priority *

If discounts are not stackable, identifies which discounts should be applied if multiple discounts have rules that overlap. For example if two discounts apply for weekly stays, the one with the lower number for priority will apply. Priority 1 is most important, priority 99 is least important. Does not apply if discounts are stackable.

Listing discounts → Discount Type *

Sets what sort of discount this is, seasonal, length of stay (LOS), a last minute discount, etc.

Listing discounts → Description

Field that allows you to describe what the discount is.

Listing discounts → Discount amount *

Amount of the discount. This will be used as a percent or a flat value depending on the value of the next field set.

Listing discounts → Flat or Percent *

Tells Marriott how to apply the discount amount, as either a percentage or a flat amount.

Listing discounts → Per Stay or Per Night*

Indicates if the discount is applied once per the entire stay or per night. Does not change the behavior of percent discounts. Per Stay cannot be applied to Discount type of ‘weekend’.

Listing discounts → Booking start end and date for discount → From

Sets the start date for the discount’s eligibility based on booking creation. Not required.

Sets the end date for the discount’s eligibility based on booking creation. Not required.

Sets the start date for the discount’s eligibility based on check in date. Required.

Listing discounts → Blackout Stay Dates

Specific days the discount should not be applied. Must fall within the range of the stay start and end dates.

Listing discounts → Maximum and minimum length of stay → Minimum

Minimum amount of time for the stay for the discount to activate in. 1 - 366 are the accepted values. Recommended for use with the discount types of LOS and Seasonal.

Listing discounts → Maximum and minimum Booking offset → Minimum

This field specifies the range of days between the booking date and the check-in date to determine discount eligibility. For example, if the booking offset is set with a minimum of '30' and a maximum of '60', the discount applies to bookings made between 30 and 60 days in advance of the check-in date.

Blackout dates

Dates where the calendar will be completely blocked for Marriott.

Maximum amount of time in advance the room can be booked, relative to midnight on the day of check-in.

Maximum amount of booking lead time (in days) a property can be book for. For example setting this value to 90 will stop any reservation from checking in after 90 days from the current date.

Minimum amount of time in advance the room can be booked, relative to midnight on the day of check-in.

Minimum amount of booking lead time (in days) before a property can be booked. For example setting this value to 30 on September 2 2025 will stop a guest from being able to book for check in until October 2 2025.

Cancellation policy *

The cancellation policy to be used on Marriott for all listings. As of September 2 2025 these are documented as such, https://homes-and-villas.marriott.com/en/about-us-faq#reservationsandcancellations Required.

Allows the user to add any license, permits or registration. Currently Marriott does not automatically validate this format or list, but it will be audited by Marriott during onboarding. Although a channel level setting, most listings will likely set this listing by listing.

Check In Time Start

The starting time when guests may check into the property.

Check In Time End

If there is a window for check in time, the latest a guest may check in to the property.

Check Out Time

The time the guest must check out of a property by.

Parking Allowed

Defines if parking is allowed or not. Recommended to use amenities to configure these values more specifically.

Additional Parking Fee

Defines if the guest should expect to pay a parking fee or not. Recommended to use amenities to configure these values more specifically.

Smoking allowed

Defines if smoking is allowed in the property or not.

Parties allowed

Defines if parties or events are allowed or not.

Pets Allowed

Defines if pets are allowed or not. Recommended to also configure via amenities.

Additional Pets Fee

Defines if pets come with an additional fee or not. If set should also configure pet fees in fee mapping.

Has quiet hours

Defines if there are quiet hours on the property or not.

Quiet Hours Start Time

When the quiet hours begin.

Quiet Hours End Time

When the quiet hours end.

Age verification required

Let’s the guest know if there will be age verification or not. Should add required age to ‘Property Rules’.

Local verification required

Let’s guest know that ID verification may be required on check in.
