Overview:
Launched in May 2019, Homes & Villas by Marriott Bonvoy is a curated global vacation rental offering providing travelers, including members of the Marriott Bonvoy™ loyalty program, access to more than 28,000 premium and luxury homes across nearly 250 destinations. The collection is backed by Marriott International, which also includes a portfolio of more than 7,600 hotels under 30 leading brands spanning 132 countries and territories.
How to Connect to HVMB
HVMB Listing Requirements
Data Synchronization
Full property content is sent to HVMB when listings are distributed to HVMB from Boost.
Subsequent content updates are performed every 24 hours or on-demand when pushed on the listings level in the HVMB channel in Boost.
Availability and pricing is updated on HVMB within 15-45 minutes of a change in your PM software.
Reservations & Payments
All reservations on HVMB are Instant Book.
Reservation modifications are not supported on HVMB. If the guest needs to change their stay dates or their property needs to be changed, a new reservation needs to be created.
HVMB is the Merchant of Record and is responsible for charging the guest.
The HVMB Host Payout = Total Booking - (HVMB 15% Commission + HVMB 3% Payment Fee)
Important Reservation Info for Streamline Users:
Streamline Total Logic is the Boost default for reservation creation. Boost will create reservations in Streamline using the expected payout amount from the OTA. Streamline will backwards calculate taxes and fees according to how your Streamline system is setup, and add the rest of the amount into room rate. If you have used a direct connection with Streamline like Vrbo or Airbnb, this is the same logic as those integrations use.

Reservation Cancelation
Cancelling as the Guest
Guests can cancel their reservation on the Homes & Villas website. They will just need to search for the reservation using their HVMB confirmation number. Learn More Here
Canceling as the Host
If a Host wants to cancel a reservation they must do this in their HVMB host portal or contact HVMB support requesting the cancellation. Cancelling a reservation in your PM Software will NOT sync to HVMB.
Host Payouts
Hosts are paid via direct deposit. HVMB collects payment once the cancellation policy ends for a reservation. HVMB remits payment weekly on Sundays & Tuesdays.
Both the Last Day to Cancel and HMC Final Payout dates are listed within the reservation details on the HVMB Portal.
Disbursement data will be loaded the day after the payments have been distributed.
An email is sent with the payment remittance advise after each disbursement has been completed
Tax Remittance
Marriott includes taxes in the reservation amount (host payout)sent to the property manager. The property manager (host) is responsible for remitting applicable lodging and occupancy taxes based on local requirements.

HVMB Commission
HVMB charges hosts a commission ranging from 10-20% (applied to rent and fees). Most commonly 15% is charged. HVMB also charges a 3% fee (applied to Rent, Fees, and Taxes).
