Airbnb House Rules: Requirements and Restrictions

House Rules offers a great opportunity to set expectations for potential guests. The rules appear on your listing page before the guests book so that they can review the rules before booking the property. This benefits hosts by allowing them to be upfront with their expectations and can help eliminate any surprises for guests upon arrival. Think of the House Rules as an opportunity to present a leasing agreement to potential guests on the property. Borrowing language from existing leases is a great way to expedite the process of creating House Rules.
There are many resources to guide you on what information to include in the House Rules, but it is also important to be mindful of information that is restricted by Airbnb. As a general rule, do not post any information in the House Rules that conflicts with Airbnb's terms or would allow a guest to circumvent Airbnb’s booking process and book directly with a Property Manager.
Please see a few simple guidelines below:
  • Do not make any reference to payment or collection of fees. Remember that Airbnb is the merchant of record on these transactions so any reference to payment will need to be removed.
  • Do not list the physical address of the property. This information can be provided once as a guest has booked through Airbnb, but the address should not be listed in the House Rules.
  • Do not list any contact information that a prospective guest could use to book a room outside of the Airbnb channel. This includes, but is not limited to:
    • Phone numbers
    • Email addresses
    • Websites
