Tax Mapping (Boost New UI)

 The purpose of this article is to give a high-level overview of how to map taxes in Boost.

If you are unsure of which taxes need to be mapped and to which categories or questions regarding which taxes each OTA may or may not collect on your behalf, we suggest filing a ticket with the relevant OTA support and consulting a trained tax professional.

Default Settings

If the majority of your taxes will be mapped the same (i.e. for Google they will be applied to Rent and Fees, or for HomeToGo they will only be applied to Rent) then you can set the Default Settings field, and only have to map taxes that are exceptions to the default.


Mapping Google, HomeToGo, & VRBO Taxes

Depending your PMS, the following options will populate as choices of how to map your taxes.

Just like with fees, it is important to note that tax amounts, and how they are applied is set within your PMS.

To get to the tax mapping section, navigate to the channel you are working on and then press the ‘Tax Mapping’ tab.

When mapping taxes you will have some of the following options depending on your PMS and Channel:

  • DO NOT SEND: This is for taxes that you want excluded from being sent to OTA.

  • Apply to Rent Only: This will override how you have taxes configured to be applied to fees, and only apply that tax to rent.

  • Apply to Fees Only: This will override how you have taxes configured to be applied to rent, and only apply that tax to fees.

  • Apply to Rent & Fees Only: This will respect however you have taxes configured within your PMS to be applied to rent and/or fees.

  • Unspecified/Default: The taxes will be applied how you have set the “Default for any unmapped tax” at the top of the page.

  • Apply according to my PMS: This will apply taxes the way you have them configured in your PMS, either applying to rent or fees, or both. It will also only apply to properties to which you have mapped this tax to. 

Don’t forget to press SUBMIT after making any changes.

 


Mapping Airbnb Taxes in the New User Interface

Before Configuring Taxes

There are 2 options for managing taxes on your Boost connection to Airbnb: Default Tax Mapping and Pass Through Taxes. Generally speaking, if there are any taxes that Airbnb does not Remit (pay) for you, you should enable Pass Through Taxes in Boost. We recommend consulting your tax professional if you are unsure of how your taxes should be collected. See these relevant Airbnb Tax Documents for reference:

If the you still have a questions you can create a support ticket with Airbnb by logging into your Airbnb Host account and going to the https://airbnb.com/help , clicking ‘Contact Us’ (usually at the bottom of the page).

With Airbnb - there are 2 options for managing taxes :

 

 

Default Tax Mapping

Step 1: Select Tax Mapping from the left tool bar

 

Step 2: Choose your tax mapping selection from the dropdown

  • Unspecified/default: The individual tax will listen to the Default for any unmapped tax set at the top of the page.
    It is important to note that any new tax in Boost will automatically be set to Unspecified/default. Therefore, new taxes will have the Default for any unmapped tax setting applied to them unless you come into Boost to update.

  • DO NOT SEND: This is for taxes that you want excluded from being sent to channels.

  • Bundle in Rent and Fees (Airbnb does not collect): This means that taxes will be included in Rent and Fees when guest books on Airbnb, and will come back into Boost bundled in Rent and Fees

  • Airbnb Collects/Remits Taxes: This tax does not need to be sent to Airbnb because they collect (charge the guest) and remit taxes to the appropriate tax authorities.
