Teasers will only show the first 35 characters of your title, so be succinct.

  • Summary: Use the 250 character you have available to create an impactful overview of the property. You can describe the property in more detail in the Space Description, the summary is a great place to demonstrate some personality and main selling points of your listing. Key amenities, access to local attractions, included services and other differentiators should be included in your summary.

  • Describe your space: The space description is where you can really get into the details of a home. Make your title and description attractive, detailed, and informative. Airbnb guests are often looking for a unique experience or local connection, avoid dry descriptions and use this an opportunity to describe details of the home that photography can’t convey. Make sure the descriptions are accurate and up-to-date, incorrect information can increase the likelihood of a dispute.

  • Photography: Your photos are the guest’s first impression of your space on the search results page. The first photo is especially important as it’s shown in search result teasers and full width on the listing detail page.  Choose your leading photo thoughtfully; pick a photo that exemplifies the quality of the property, a professional photo of the great room or master bedroom may be more helpful than a picture of the entrance. Of course, if the location or environment is a key amenity, for example a beach front home, ski-in ski-out property, or an amazing vista from the back deck, make sure to show it off.  For the rest of the gallery make sure your photos give the guest a complete view of the property, especially important factors like the kitchen, bedding, gathering spaces and master bath.

  • Booking appeal: If guests frequently click through to your listing page or try to book your space, this can also positively affect your placement in search. High-quality photos that accurately depict your space can attract interest from guests.

  • Set expectations: Lay out expectations for guests in the House Rules and House Manual sections of your listing.
