Airbnb House Rules Best Practices

Airbnb House Rules Best Practices

By providing House Rules, Property Managers can set expectations for the visit and allow for a more positive experience for both Guest and Host. In this guide, we demonstrate how to convert a Rental Agreement into a set of House Rules.

What are Airbnb House Rules?

House Rules are a great opportunity to set expectations for guests. The rules appear on your listing page before the guests book so that they can review the rules before booking the property. This benefits hosts by allowing them to be upfront with their expectations and can help eliminate any surprises for guests upon arrival. Think of the House Rules as an opportunity to present a version of your rental agreement to potential guests on the property. Borrowing language from existing rental agreements is a great way to expedite the process of creating House Rules. Just be sure to pay attention to things that are NOT allowed in the House rules. Some examples give by Airbnb here: https://www.airbnb.com/resources/hosting-homes/a/setting-helpful-house-rules-21 are:

  • “We don’t have pavement, we have mud, so we ask that shoes are removed because the house is carpeted,” says Juliette, a Host Advisory Board member in Nairobi, Kenya.

  • “Please close and lock all windows and doors when you leave the suite,” say Dave and Deb, Hosts in Edmonton, Canada.

  • “Please do not keep any food in the bedroom,” says Momi, a Host in Honolulu.
