Competitive pricing is an important factor in determining listing placement. Airbnb is one of the lowest cost OTAs from the host perspective as it’s one of few sites where the guest is paying a booking fee. Keep this in mind as the guest will be asked to pay 6-12% above the pricing you specify. In addition to evaluating your pricing against comparables, Airbnb looks for time to first booking as an indicator of a listings appeal and value. We highly recommend launching listings at the lowest introductory price you can tolerate and increase rates over time after each listing earns a booking history.
