Airbnb Additional Description Field Best Practices

This is your opportunity to convey what makes your area, property, and business different and unique. You will find that the more you present your staff’s passion and personalities in these sections, it will go along the way with guests who feel like they can trust you and gain an emotional trust to booking with you.

These fields, which can be configured on Global, Class or Property level:

Guest Access ­- Nobody enjoys feeling like they don’t know where to go, or the property they booked isn’t expecting them. This is your opportunity to give them the fine details on how to get into the gate, where to park or a good landmark to locate if your place if it is difficult to see from the street.


Example: You have use of the entire house, the small fenced yard, the deck, and the (very tight) parking space in front of the gate.


Interaction with Guests -­ Guests are looking for a unique experience and this is your opportunity to share your level of engagement. Sometimes a guest just needs to know that you are local and willing to be there if they need you or have questions, some may want no contact and some may want to have a nightly cocktail or movie night with you. So we encourage you to have fun and describe your level of involvement.


Example: I live close by and am happy to share with you my knowledge of the area and to make suggestions of activities you might enjoy.


The Neighborhood -­ Being able to clearly describe the feel of your neighborhood and it’s proximity to points of interest, restaurants, galleries, theaters, stores, zoos, etc. will more than likely give you the edge over a competing property in your area.


Example: It is only a few minutes away from “Whatever” coffee shop with free wifi. There are two restaurants and bars within walking distance, The “Whatever” Theatre and the “Whatever” National Park are within a short drive.


Getting Around -­ Parking can be a trouble spot for property managers, so the more solutions on getting around and parking tips for your guests the better their entire experience will be. This is the place to suggest alternative methods of travel, public transportation, biking/hiking paths, where to park your bikes, motorcycles, cars, boats, skis, etc.


Example: Free buses take you into town and to the Mountain Resort. Please use the bike rack outside to chain your bike to or use the ski lockers in the mudroom to store your skis.


Other Things to Note ­- This is the section to list any important information that will help inform your guests of any blackout periods, specials, or items like street sweeping, snow removal, or information that is important but doesn’t need to be in the house rules.


Example: Every Wednesday from Nov. 1 ­ May 1st, there will be snow removal on our street. Please make sure that you move your car before 7:00 am during this time period.
