By providing House Rules, Property Managers can set expectations for the visit and allow for a more positive experience for both Guest and Host. In this guide, we demonstrate how to convert a Rental Agreement into a set of House Rules.
What to Include
Please note that all properties are different and some of the items below may not apply in all cases, and that the following list is not meant to be all-inclusive.
- Smoking Policy
- Pet Policy
- Check-In and Check-Out times

- Security/Damage Deposits
- Insurance Policies
- Optional Fees or Add-ons
What To Leave Out
- Payment Methods
- Since Airbnb handles all money exchange between the Guest and the Host, it is not recommended and in fact, not necessary to include this in your House Rules
- Cancellation Policy
- With Airbnb as the merchant of record, they will handle enforcing of the cancellation policy on your behalf
- Leaving out the Cancellation Policy will also prevent confusion and disagreement in the interpretation of the policy
- Contact Information
- House Rules are free and accessible on the Airbnb website, therefore we recommend not including any names, phone numbers, or addresses
- Airbnb scans for any kind of contact information and may cause your listings to become Invalid
